Today there are literally hundreds of condo projects for buyers to choose from of various age, size and quality. There is literally a condo to suit all lifestyles desired at Lake of the Ozarks. If you are looking for a small single or two bedroom condo with a boat slip for a modest price, it is available. If you need more space and a larger slip those are available. If you like the convenience of condo ownership but want a more luxurious style unit there are several developments worth considering.In 2008 there were 534 Condominium units sold; 328 were resale’s and 206 were brand new units. The average sale price of the brand new units was $222,192 and the average sale price of a resale unit was $183,724. This sales information was gathered from the Lake of the Ozarks Multi List System.
The history of Condominiums at Lake of the Ozarks can be traced back to 1966 and the first Condominium complex to be built at the lake, “St. Moritz Estates.” This complex consisted of 58 individual units that offered two bedroom and three bedroom units on two levels. The two bedroom units originally sold for $35,000. Today a three bedroom condo at St. Moritz Estates would cost you $179,000.
The condominium market at Lake of the Ozarks really began to flourish in the early 1980’s and can be tied to the success of Builder Tony Westhusing and his project Weston Point Resort. This was a relatively small complex consisting entirely of single bedroom condominiums built in a studio style apartment design.
Other developers and builders recognizing the success of this project began buying the small family resorts that use to dominate the Lake of the Ozarks. These small resorts usually occupied the best lake front property and had the appropriate zoning necessary to accommodate a condo development. Soon condo projects began construction all over the lake area.
