Housing at the Lake of the Ozarks offers several different options to buyers. There are lakefront houses, golf course houses and farm houses. Often overlooked housing types are the Lakeview and lake access houses. These are homes at the Lake of the Ozarks which are built off the water but provide a view or access to the water and sometimes a view and access.
The access is most commonly by use of a boat slip in a community dock. Typically a community dock is located on a patch of lake frontage that is owned by a home owners association. If you purchase a house in a subdivision that offers lake access via ownership of a slip in a community dock one should remember that this is not true ownership of the boat slip. Like in a condo complex when you purchase a condo that includes a boat slip the actual dock and slips are owned by the association and your rights of ownership are “leasehold”. Typically you don’t pay a lease for the use of the boat slip but you do pay your proportionate share of the expenses to maintain that slip such as the electric, insurance, personal property taxes, water and when applicable the Ameren UE annual use fee.
Other forms of access to the lake can come in the form of a community boat launch, community swim dock or common lake access which would allow area residents to walk to the waters edge for swimming or fishing.
In order to purchase a house at the Lake of the Ozarks that provides access to the lake you will have to locate a home in a platted subdivision. By definition all homes at the Lake of the Ozarks are lake access homes when you consider the many opportunities lease a slip at one of the local marinas.
Lakeview homes do not necessarily have to be located in a subdivision. It is possible to locate a patch of ground at the lake that offers enough elevation to provide a view of the lake without actually being a part of a subdivision.
