While the most talked about property type at the lake of the Ozarks can be lakefront houses, condos, villas and any other property type associated with the lake it is prudent to remember that there is a whole lot of housing that surrounds the lake that is not tied to the lake in any other way other than it is in the lake of the Ozarks Community.
Offshore houses come in all architectural styles, prices and sizes. Offshore houses at the lake of the Ozarks can also offer multiple acres of land. The communities that surround the lake that offer offshore housing include Lake Ozark, Osage Beach, Linn Creek, Camdenton, Sunrise Beach, Laurie, Versailles and Eldon. There are some smaller, lesser known communities such as Rocky Mount, Kaiser, Montreal, Roach and Macks Creek that offer offshore housing.
There is a nice variety of architectural styles offered around the Lake of the Ozarks including Mediterranean, Victorian, Plantation and others but the most common architectural style is a Ranch house with both Single level and multiple levels. When you consider the natural topography of the ground surrounding the Lake of the Ozarks most homes that offer more than one level offer it in the form of a walkout basement. A walkout basement is a level of the house in which 1 - 3 sides of the house is located below grade and at least one level is fully exposed offering an option for someone to be able to walk out of the basement without actually walking up steps.
Offshore homes at the Lake of the Ozarks can also include those homes built in a Golf Community. There are several very popular golf communities around the Lake of the Ozarks that offer housing such as Tan Tar A Estates, The Oaks, Village of Four Seasons, Porto Cima, Osage National, Old Kinderhook, Lake Valley and others. These homes offer a price range starting at approximately $100,000 and upwards of $1 million.
In addition to homes in golf communities there are also homes that offer multiple acres of land. Around the Lake of the Ozarks acreage can range in price from $1,000 an acre to over $10,000 an acre. Typically the higher acreage prices are for smaller tracts of land that are a part of a development in which a developer has already provided the utilities. The larger undeveloped tracts can in some cases dip below $1,000 per acre.
Around the Lake of the Ozarks there are plenty of traditional subdivisions. These subdivisions tend to offer homes on lots that range between .25 acre to just less than an acre. Typically these subdivisions include common amenities such as pools and tennis courts. In addition they tend to most often provide community utilities in the form of water districts and central sewer systems. Some communities were developed with the utilities being in the form of private wells and septic systems.
